Peña Aleczander obtained a final judgment awarding possession of a leased commercial property and the unpaid rent owed to the firm’s client, a Texas commercial property owner. The judgment resolved a dispute with a retail tenant and provided a clear path for the client to recover and remarket the premises.
The dispute arose after the tenant fell behind on its obligations under the commercial lease. When the arrears remained unresolved, the client brought suit to recover the rent due under the agreement and regain possession of the property.

On June 17, 2026, the court entered a final judgment resolving the case. The judgment awarded the client the unpaid rent and possession of the premises. It also required the tenant to provide access so that the property could be shown to prospective buyers and tenants during the transition.
The judgment further protected the client if the tenant did not meet its obligations. In that event, the client could obtain a writ of possession without returning to court for another hearing. This provision gave the property owner a direct enforcement mechanism and reduced the risk of a second round of litigation over possession.
